In japan , when you rent a room , normally you are asked to pay a lump sum payment (which include KEY MONEY and DEPOSIT) , other than the monthly room rental fee. "Shikikin"(敷金) means DEPOSITS , usually non-negotiable as they are refundable expense that is meant to cover any damages done to the apartment outside normal wear-and-tear , to compensate the unpaid rental fee and the rest will be given back to you when you decide to move out. However , the"Reikin"(礼金) means key money , is non-refundable . Please read the contact very carefully before you rent the room . Also , you are askerd to pay brokerage fees , usually set at 1 month rental fee on average .
Generally , you need a guarantor when you rent a room . If you can't find one , please consult with the real estate company . And if you find it difficult , you can consult with the Student Exchange Division ＠TUFS.

日本で部屋を借りる際は、毎月の部屋代の他に、権利金（礼金）、敷金などの一時金を払うのが習慣となっています。敷金は退去時に家賃の滞納や部屋の損傷分などを差し引いて返還されますが、礼金は返還されないのが習慣ですので、契約時によく確認して下さい。また、通常は入居契約の際、仲介手数料として不動産屋に家賃１か月分程度のお金を支払います。
一般に日本で民間アパートを借りる場合、保証人が必要です。保証人になってもらえる人がいない場合は不動産業者に相談の上、保証会社を紹介してもらってください。
保証会社での対応が難しい場合は、留学生課留学生生活係にご相談ください。
